You want to make sure that real estate agents don’t make false promises or sell you without an agent at all. Then secure your house or apartment sale with advice or evaluation by an expert. Before the viewing appointment or during the viewing appointment, give me – if available – the information or data and documents on the property (see download “Checklist for the valuation of a property”).
I will visit the property with you and examine it in detail.
After the viewing, I will create the desired rating. – Experience has shown that a market value calculation or a brief appraisal is sufficient. In the case of a sale in connection with divorces, estates or inheritance disputes that are (likely) pending in court, foster care and supervision, etc., a market value appraisal is often required.
This is followed by a detailed consultation in which I explain my assessment, which (preparatory) measures I recommend (ideally before the property goes on the market) and what you should pay attention to in general or in relation to your property to be sold should.
In addition, you will receive information about which things you should consider or check before the notary appointment.
Market value calculation (purchase or sales advice)
The market value calculation is a rough estimate of the value. It serves as an “orientation aid” for a property sale or purchase.
The information on the property (property size, living space, year of construction, etc.) is not checked or checked for plausibility. Rights and encumbrances entered in the land register are not taken into account.

Brief appraisals (purchase or sales advice)
The brief appraisal is meaningful for buying and selling decisions as well as for financing discussions with banks or when a property is to be sold in the event of a divorce or inheritance.
The short report focuses on the valuation (determination of the property value according to §194 BauGB) without detailed photo documentation and detailed descriptions.
In terms of valuation, the short report is basically drawn up in the same way as a so-called long report (“market value report”). However, the textual scope is summarized.

Market value appraisals (purchase or sales advice)
The market value appraisal (court-proof) is the right appraisal for inheritance proceedings or legal inheritance disputes, divorces, guardians and custodians or for tax offices and financing talks with banks.
A regular valuation report (“long report”) causes a not inconsiderable amount of effort, for example through the procurement of numerous documents from various offices such as land registry, real estate cadastre, expert committee, contaminated site cadastre, building load register, building authority, building supervision, building planning office, redevelopment authority.
The report contains calculations, explanations and, in some cases, background information as well as justifications, descriptions and photo documentation.
For this you will receive a report that is valid and legally recognized, e.g. from tax offices and courts.
Extent: approx. 40 – 60 pages
Processing / delivery time: approx. 2 – 6 weeks after viewing the property (and all necessary documents / information are available)
